A clearer path from rent roll to underwriting review
ClearStrata takes supported commercial rent-roll and T12 files through checks and analyst review, with normalized fields, exceptions, and available source evidence carried into existing review outputs.
- PDF, CSV, and XLSX inputs up to 50 MB
- Current Yardi and AppFolio structured shapes
- Source-row or page evidence where available
From source file to review context
Upload → Validate → Export → Underwrite
Each stage gives the deal team a clearer view of the source, the checks performed, and the material that can continue into underwriting review.
Start with a commercial rent roll or T12 in PDF, CSV, or XLSX format, up to 50 MB. Structured detection is limited to the currently supported Yardi and AppFolio shapes.
Supported source data is normalized into CRE fields and checked for exceptions. Findings include source-row or page context where available so reviewers can return to the document.
The existing workflow provides Excel, CSV, and PDF review outputs. Its Excel deal workbook carries normalized fields and calculation structure into a familiar format.
Deal teams can carry the checks, open exceptions, and available source context into underwriting. Analysts review the evidence and decide what needs follow-up.

Why the workflow matters
Make checks, exceptions, and next steps easier to see
A rent-roll review is useful when the team can understand both what the source says and where questions remain. ClearStrata organizes that context for analyst-led diligence.
Scope of the current workflow
Support is limited to the documented rent-roll and T12 inputs and currently recognized source shapes. Findings and exports provide review context; they do not replace analyst judgment or make underwriting decisions on the team’s behalf.
