CRE audit API overview

A practical view of what the current ClearStrata audit workflow can accept, normalize, flag, and export for commercial real estate underwriting review.

Upload → validate → review → export

This page documents verified behavior in the existing ClearStrata workflow. It is not a developer reference or a promise of unattended processing.

01 · Supported inputs

Start with the files your team already reviews

The current rent-roll/T12 upload flow accepts PDF, CSV, and XLSX files up to 50 MB. Structured detection is specific to the supported Yardi and AppFolio shapes.

PDF

OCR and PDF parsing for the current rent-roll/T12 upload flow.

CSV

Structured rent-roll and T12 files with deterministic parsing where supported.

XLSX

Structured spreadsheet exports, including current Yardi and AppFolio rent-roll shapes.

Recognized source shapes

Yardi and AppFolio rent-roll detection, plus an AppFolio adapter that recognizes a 12-month T12 shape.

Parsing boundary

The workflow is scoped to these current rent-roll and T12 inputs; it does not document arbitrary document or vendor coverage.

02 · Normalize and review

Keep every finding tied to its source

The audit model turns supported source rows into normalized CRE fields, then gives reviewers a traceable place to investigate exceptions.

Where the audit model has it, findings include source-row or page evidence so a reviewer can return to the originating document context.

Normalized fields
Common fields carried into the review and downstream outputs.

Validation findings
  • Vacant units and zero-rent rows
  • Expiring leases and lease-term cliffs
  • Concession burn and utility spikes
  • Missing or incomplete source fields
  • Reconciliation variance across rent-roll and T12 evidence
Review states

Warnings can remain in a needs-review state or be acknowledged as the team works through the audit record. Reconciliation results and source evidence stay visible in the workflow.

03 · Excel output

A deal workbook built for the next review step

The existing workflow generates an Excel deal workbook with the normalized source fields and calculation structure needed to continue underwriting in a familiar format.

What this overview does — and does not — document

The current product includes an authenticated owner-scoped workflow and its existing preview and output paths. Use the preview or request a walkthrough to see how it fits your process.

There is no documented external developer API contract, API-key issuance flow, SLA, unattended-processing commitment, or accuracy guarantee on this page. Developer reference documentation or API access provisioning would require product confirmation.
